65 Ellery Street was a 4-family apartment building that had been owned by the same family for over 75 years. In 2015, we purchased the off-market — with the intent of converting the multi-family dwelling to a 3877 ft2 single-family home.
Originally constructed in 1873, the structure needed a significant amount of work. We gutted the entire house down to the studs, dug the basement down 2 feet, and poured a small foundation to extend the living room. We also constructed a deck off the master bedroom.
Today, the home consists of 5 bedrooms and 4.5 bathrooms — along with a finished basement and off-street parking for 2 cars.
For mechanical systems, we installed a Viessmann 96 efficient boiler, which feeds a 50-gallon superstore hot water tank for endless hot water. The boiler also supports hydronic radiant heating in the basement floor, as well as Trane air handlers for hydro-air heating and air conditioning for the upper floors.
In order to preserve the home’s historical exterior appearance while attaining maximum efficiency, we selected Anderson A-series two-over-two windows with simulated divided-light muntins.
